This change is especially beneficial for our customers, because with the help of Drewnolandia they can own a holiday or all-year timber-frame house of up to 70 m2 without unnecessary formalities and lengthy procedures. Thanks to the simplified notification procedure for wooden houses of up to 70 m2, you won't need a construction manager or a construction logbook at any stage of the process. Spacious multi-season houses or cozy holiday cabins for up to 8 people are therefore within easy reach. All you need to do is notify the county office, and we'll take care of the rest.
Houses up to 70 m2 without a building permit – new regulations and formalities
The new regulations on building houses of up to 70 m2 have been included in the government's "Polish Deal" program. Drewnolandia, a manufacturer of timber-frame houses, already offers models that comply with the provisions of the law on turnkey all-year cabins of 70m2 and holiday cabins of up to 70m2 built on notification.
Until now, the simplified procedure, i.e. building on notification, applied only to structures with a maximum area of 35 m2. This significantly limited the options of people who wanted to build easily and move into a new wooden house quickly. Increasing the area of our timber-frame houses to 70 m2 gives you much more freedom in arranging the rooms.
We will be able to notify the construction of a wooden house of up to 70 m2 at the county office responsible for our location.
The application form can be downloaded from the county office's website – you can then take the completed form to the office. In the document, you must state the type and method of the construction work and its start date. You must also attach sketches of the planned building, which you will receive together with the quote for your house – it is important that they match the actual appearance and dimensions of the house being built.
The office has 21 days to consider the application. No response from the office is equivalent to consent to the construction. A response to the application may be an objection or a request to supplement the application with missing documents.
Notifying a house of up to 70 m2 – key information
Compared to obtaining a building permit, the formalities of the notification procedure take less time, are less complicated and cost less. That is why extending the notification option to houses of up to 70 m2 is another opportunity for everyone to make their dreams come true.
As before, the assembly of a house of up to 70 m2 on notification will not require the involvement of an architect, a surveyor or a construction manager.
Houses of up to 70 m2 without a building permit will have to meet several conditions, just like their smaller counterparts:
- attic – as before, 70m2 houses built on notification cannot have a usable attic, but nothing prevents you from building a mezzanine in them to increase the overall floor area of the house;
- area – the area of cabins built on notification cannot exceed 70 m2;
- building density on the plot – as with smaller houses built on notification, there can be one wooden house per every 500 m2 of plot;
- span of structural elements – it cannot exceed 6 meters in width, and the span of supports cannot exceed 2 meters.
The changes to the building law will come into force at the beginning of January 2022. Our architectural department has already developed designs for timber-frame houses of up to 70 m2 without a building permit that make full use of the potential allowed by the law. At the same time, we invite those who have their own designs for houses of up to 70 m2 and would like us to provide a quote for building them.
Timber houses up to 70 m2 - a vacation oasis at a great price
In this way you can easily and relatively cheaply have two living spaces - city living and a Canadian wooden cabin for weekend getaways away from the bustle of the big city. A 70 m2 house is a functional and incredibly charming object for weekends and longer holidays or for organizing social events, family gatherings, holiday evenings - all on a generously sized area that allows both owners and guests to feel comfortable.
Ready 70 m2 wooden houses are the best option for a recreational plot. They will be built using timber-frame technology, which is typical for so-called Canadians, who are as durable and long-lasting as masonry buildings. At the same time they have a much cozier and more atmospheric appearance, do not require massive foundations and are built much faster (also in winter). Building a foundation and the house takes less time, so it’s cheaper.
Price of holiday homes up to 70 m2 in Drewnolandia includes:
- construction of walls, floor and roof: cladding board, windproof foil, timber frame,
- window joinery: PVC double-glazed windows or single-glazed wooden windows (depending on the model), shutters,
- external doors with a patented lock (some models come with insulated security doors as standard),
- wooden interior doors with a patented lock,
- painting and preservation: two coats of Drewnochron,
- roof covering with bituminous shingles.
Houses up to 70 m2 without a permit - why is it worth it?
Ground-floor houses up to 70 m2 are therefore an attractive alternative for anyone who wants a practical recreational building on their plot, and are not convinced by bulky masonry structures. Owning a recreational house up to 70 m2 has many advantages:
- freedom and spontaneity – you won’t miss out on planning when renting a room in a guesthouse or hotel. Having your own holiday cabin 70m2, you can decide to go whenever you want, without prior planning. You can decide spontaneously and take the whole family for a nice weekend in a wooden cabin!
- Single-storey wooden 70 m2 houses are buildings of impressive size that can comfortably accommodate up to 8 people – but this is the manufacturer’s assumption, and how you arrange the space is up to your idea;
- A wooden 70 m2 cabin is a place to relax blissfully, even when you go there with children. A large area divided into several rooms allows you to designate bedrooms for parents, guests and children, plus a large living room – for joint time together;
- your own 70 m2 holiday home is simply cheaper – you don’t pay for accommodation when you want to spend time away from home. The purchase and construction of a timber-frame house is also more cost-effective than, for example, masonry houses;
- by choosing 70 m2 cottages with a mezzanine you gain extra space that you can turn into an additional bedroom or a play corner for children, etc.
All-year ready-made 70 m2 houses - turn city noise into a cozy cottage
Can wooden houses up to 70m2 be used only as holiday homes? Of course not! Drewnolandia builds timber-frame constructions in such a way that they can be comfortably used all year round. To call 70 m2 houses all-year-round, it is enough to equip them with a heating system, such as electric radiators or a stove; you can also equip them with an additional layer of insulating wool. All-year-round holiday homes of 70m2 are chosen by people who want their own sanctuary also late autumn and even winter away from a dirty frozen city. You can go to such a cabin at any time of year.
The price of all-year 70 m2 homes includes:
- construction of walls, floor and roof: cladding board, windproof foil, timber frame,
- insulation: mineral wool, vapor barrier, interior paneling,
- window joinery: PVC double-glazed windows, shutters,
- external steel doors with a patented lock or glazed PVC terrace doors
- interior wooden doors with a patented lock,
- painting and preservation: two coats of Drewnochron,
- roof covering with bituminous shingles,
- guttering with downpipes,
- electrical and hydraulic installations,
- delivery and installation.
All-year ground-floor 70 m2 houses - how do they differ from holiday cottages?
Holiday cottages can also be fully insulated – spring and summer evenings can be chilly – but insulation is optional in them. In contrast, all-year wooden houses up to 70 m2 have floor, wall and roof insulation included in the price. All-year wooden houses up to 70 m2 from Drewnolandia are equipped with:
- thermal insulation - covers the entire structural frame, i.e. walls, roof and floors. In autumn and winter insulation keeps warmth inside the cabin, so once heated, the building retains the desired temperature for a long time. Thermal insulation works like a hot water bottle, so in spring and summer we also benefit from it - even in scorching heat, inside the cabin we have a comfortable microclimate. Thermal insulation is often chosen as an additional option for holiday cottages to avoid an unpleasant “sauna” in the room - especially on the mezzanine;
- PVC windows - in recreational cottages we standardly install wooden single-glazed windows, while in all-year houses we fit much better insulating double-chamber PVC windows. Between the two panes there is a space filled with gas, and around the sashes strong seals;
- insulated external doors – tight doors are one of the conditions for maintaining a constant temperature in the building, therefore all-year 70 m2 houses have steel anti-burglary doors filled with insulation material.
Insulating the house with mineral wool is the most popular and best method of insulating a building - this is how we insulate our 70 m2 houses. Wool breathes, so it cooperates well with wood - there is no risk of rot caused by condensation of water vapor. Wool placed in the wall should be protected on both sides:
- on the outside, windproof foil, which protects the wool from external conditions
- on the inside, vapor barrier foil, which protects the wool from moisture from inside the 70 m2 house.
Importantly, holiday homes up to 70 m2 can be converted into all-year 70 m2 homes. If you don’t have the financial means to order the all-year version right away, you can equip the holiday cabin with a few elements that later greatly facilitate converting the cabin into all-year version, and will also be very useful in spring-summer. We are talking about floor insulation, PVC windows and insulated steel doors. Their installation after the building is already standing is very problematic, so it’s worth considering, even if you plan to use the building only in summer. You won’t regret it when you find that the 70 m2 house can be inhabited year-round instead of just from May to August.
Homes up to 70m2 - layout and installations
Both the 70 m2 holiday house and all-year timber-frame houses in Drewnolandia’s offer differ in area. Currently we have two standards – fully exploiting the potential of the new regulations, i.e. an impressive 70 m2, and smaller 35 m2 homes. The 70 m2 non-permit homes have a room layout tailored to various needs, family size, and purpose of the house:
- holiday cottages or all-year 70 m2 homes with a living room, three bedrooms and two bathrooms,
- holiday cottages or all-year 70 m2 homes with a larger living room, two bedrooms and one bathroom.
If a 70 m2 house is not enough, you don’t have to immediately increase its area and obtain a building permit, which can significantly raise the construction cost. It’s enough to order in our company a carport with a storage, tool shed, or garden gazebo. These are useful additions to our 70 m2 timber-frame homes that increase usable space without involving complicated procedures. A tool shed helps keep things organized, and a garden gazebo is perfect for family outdoor parties.
Our prices for 70 m2 all-year homes include electrical and hydraulic installations. Additionally, a heating installation is a paid option. In this case we install a modular chimney made of double-walled pipe, and inside the cabin we place a stove of the “koza” type. It is also possible to implement electric or hybrid heating, combining a chimney, stove and heaters in rooms not covered by the “koza.”
Houses up to 70 m2 - prices
The cheapest objects in our new offer are small 70 m2 cottages of a recreational nature, thus designed for use in warmer seasons. A 35 m2 house that comfortably fits 6 people in two spacious bedrooms and still has a shared living room costs around 100 thousand PLN. Its larger counterpart, the holiday-ready 70 m2 house costs about 140 - 145 thousand PLN. In this price we already have a much larger living room or one more bedroom. In addition to differences in layout and number of rooms, the prices of holiday cottages include the same amenities and features.
For all-year 70 m2 houses prices are higher due to comprehensive insulation, utilities, double-glazed windows and anti-burglary doors. Again starting from the cheapest option – prices for 70 m2 homes start at just under 170 thousand PLN. That is the price of a charming 48 m2 wooden cottage for 6 people. Larger all-year homes up to 70 m2 without a permit are residential buildings with impressive sizes, where as many as 8 people can comfortably live. All-year 70 m2 holiday homes can be bought from around 220 thousand PLN. Extending the warranty to 4 years is free for every home in Drewnolandia’s offer!
If you have your own design, we invite you to contact Drewnolandia specialists as well. After the amendment to the act we build 70 m2 homes, also based on our clients’ own ideas.
