After changes to the act, a holiday cabin or all-year cabin up to 70m2 can be erected based on a simple notification. Construction can start 21 days after the notification, if we have not received a negative response during that time. A holiday cabin also carries certain requirements that must be met. One of them is building no more than one cabin for every 500m2 of the plot. Every distance over 5 ares entitles you to build another cabin, so on a 1000m2 plot it is possible to erect two holiday cabins.

When can you start building a holiday cabin on a 1000m2 plot?

If the plot on which the holiday cabin is to be built is covered by a Local Spatial Development Plan, the construction is possible if the plan allows it.

How many holiday cabins on a 1000m2 plot we can build and whether we can start building a holiday cabin at all will be feasible only when all requirements written in the plan are met. For this reason, marking a plot in the Local Spatial Development Plan, for example as agricultural land, can jeopardize plans and greatly hinder the construction of a holiday cabin or even exclude it entirely.

How many holiday cabins on a 1000m2 plot for a permit?

According to current regulations, a recreational building for individual leisure, not exceeding 70m2, can be erected based on just a notification of building a holiday cabin. Using the intention-to-build notification procedure with the proper arrangement saves time on formalities and allows you to start construction much faster. To place a holiday cabin on a 1000m2 plot based on a simple notification, with the appropriate building size and one building per 500m2 of plot area, the cabin must be a single-story, detached structure.

If on a 1000m2 plot we plan to place a holiday cabin larger than 70m2 or dream of creating a usable attic, a building permit is then necessary. The procedure is identical to the single-family home procedure. A complete set of documents must be submitted to the appropriate authority, which has 65 days to issue a decision.

What distance from the plot boundary can holiday cabins be built on a 1000m2 plot?

The Local Spatial Development Plan defines the most important issues related to the buildings that can be erected on the plot, how the cabin should look, and whether a building of that character can be built at all. With the exception of the development plan, when building a holiday cabin you should remember the provisions of the Building Law. The law specifies, among other things, the distance of placing the cabin from the plot boundary. In this regard, it is worth remembering two regulations:

  • a holiday cabin can stand 3 meters from the plot boundary, provided its walls have no windows and doors,
  • a holiday cabin must stand 4 meters from the plot boundary if the walls have openings for windows and doors.
