We present updated building regulations that may ease your decision to build a home.
Timber-frame construction and holiday cabin will become easier
On January 15, 2015, the Sejm voted to implement the new building act. If the entire legislative process proceeds smoothly, the amended act will come into force 3 months after its publication in the Journal of Laws.
All signs indicate that we can already brace for changes.
And what changes await us in 2015?
The new regulations are designed to simplify and speed up construction formalities – especially the long wait for a permit and a number of formalities that previously had to be completed at the permit stage.
No permit needed – a notification is enough
The amended rules effectively remove the need to apply for a building permit. Instead, a building notification applies. It must be submitted together with the architectural project to the relevant office – the County Office or City Hall.
Faster start of construction
The authority issuing permits for a given area has 30 days to raise an objection to the notification. After this period, silent consent is granted to the realization of the notified project.
During this period, construction can also begin, as the new rules remove the obligation to notify the start of construction.
This is a significant change that greatly facilitates and speeds up the construction process. Previously, waiting for approval took about 60 days, and in large cities even up to 3 months.
Fewer formalities
Documents proving the connection of the building plot with the public road, or certificates of utility connections (water, gas, electricity) are no longer required. These will be checked later during the construction phase.
Our advice
When planning to build a home, it is worth visiting or calling the County Office or City Hall—the authority where you should file your planned construction for the area—and familiarizing yourself with its guidelines.
What do these changes mean?
This is very good news for everyone planning to build wooden holiday cottages (in which we also specialize) and wooden houses built using timber-frame construction (about which we write in the article: Advantages of wooden houses).
