Is a building permit required for a holiday cabin?
Does a project for a holiday cabin exist? It turns out that there is a possibility to erect it without this document. Construction of a holiday cabin can be done by notification. These rules have been in force since January 3, 2022. It’s all due to amendments to the building law. Here it’s worth focusing on Article 29., namely Constructions and building works not requiring a building permit:

stand-alone single-story buildings for individual recreation understood as buildings intended for occasional leisure, with a floor area of:
a) up to 35 m²,
b) above 35 m², but not more than 70 m², with a span of structural elements up to 6 m and cantilever overhang up to 2 m – with the number of these buildings on a plot not exceeding one per 500 m² of plot area;

Mezzanines are not considered floors of a holiday cabin. Therefore, when the recreational construction does not exceed 70 m² and you want to add a mezzanine, an architect's design and building permit are not required.
Notification of holiday cabin construction
An individual recreation building meeting the exemption from a permit is registered at the County Office. To notify the construction of a holiday cabin, you need to prepare a special form, which will certainly be available on the official's website. Additionally, prepare a statement confirming your right to the property intended for building purposes.
To erect a holiday cabin without a building permit, you will also need a land registry map and sketches or drawings of the construction. Be sure to verify this information at your County Office.
Building a holiday cabin – silent consent
Notification of holiday cabin construction is usually processed within 21 days. If the County Office does not raise objections in this period, it means that the so-called silent consent has been issued. After that moment you can proceed, as your notification is regarded as approved. Just a moment more and your dream holiday cabin will stand on the plot!
How much does it cost to build a holiday cabin?
Ready-made holiday cabin designs can vary greatly in cost. Prices range from around 15 to as much as 170 thousand PLN. Everything depends on various factors, including primarily the floor area and the specifics of the cabin’s construction. So prices will be significantly different depending on whether you choose smaller, more modest holiday cabins, or opt for a more expansive, larger project.
